Are we in a housing recession? Well according Lawrence Yun
who is the Chief Economist at the National Association of REALTORS,
we are experiencing some type of housing recession.
To quote Mr. Yun:
“We’re witnessing a housing recession in terms of declining home sales and home building. However, it’s not a recession in home prices. Inventory remains tight and prices continue to rise nationally, with nearly 40% of homes still commanding the full list price.”
Here in the Atlanta market, home prices remain high, selling on average for more than 12% than they did one year ago with an average price of just over $450,000.
While the raw number of homes sold in July is down and the month’s supply of inventory of homes for sale is up to 2 months, all this points to a continuing trend toward a cooling, stabilized market.
The biggest problem I can see is the lack of available inventory to meet the demand.
The slow down of new home construction continues to put even more demand for older, existing houses that are fully renovated into a like-new condition.
