When it comes to talking with the general public, it’s not uncommon for a realtor to be asked “will this ‘fill in the blank repair/upgrade/addition’ increase the value of my home?” While a simple and fair question to ask, the answer may not be as simple as you think. Today, on the podcast, we’re going to be doing our best to answer that question in as much detail as possible! TALKING POINTS (3-5):

• Introduction
  • We’re not talking about making improvements or corrections to sell your home – we are discussing repairs/updates/upgrades you may want to make to your home while you’re living there with no intention of selling in the immediate future.
• Discuss the pros/cons of large room repairs/renovations
  • i.e. kitchens, bathrooms, finishing the basement, etc.
• Discuss the pros/cons of additions
• Discuss the pros/cons of major property alterations
  • i.e. adding a swimming pool, tennis court, basketball court, etc.
• Remind everyone that this doesn’t include the unfortunate costs of homeownership
  • New roof, windows, waterproofing system, wall anchors, etc.
• Final thoughts
  • Upgrades are relative to the neighborhood you live in!
  • How long are you planning on staying in your home?
  • Will you enjoy it?
